The Association's Board of Directors would like to emphasize the following:
Out of respect for your fellow residents, please pick up after yourself and don't litter the College Square common areas. It's everyone's responsibility to pick litter up when they see it and put it in it's proper place, even if you didn't do it.
Did you know, part of the Condo Association dues goes toward litter removal? Currently, the crews only clean the common areas once a month. If the grounds have to be cleaned more frequently, the association fees will have to be increased.
The bottom line is, College Square is our home. Have respect for others, take responsibility for the appearance of our collective community and let's all take pride in College Square.
As a general rule, pets are not allowed at College Square at any time.
Fish in tanks, birds in cages, and other animals that may be approved by the College Square Board of Directors relating to the American's with Disabilities Act are the ONLY exceptions to the no pet rule.
Any resident found to have a pet in their unit or on the premises will be assessed a fine of $100 per pet per day according to the current college Square condo resident Rules and Regulations. After five days the pet assessment will be $300 per pet per day until the pet(s) is/are removed. If the assessment is not paid, a lien will be placed on the unit until it is paid.
To insure an environment that is consistent with the needs of a student population, including an atmosphere conducive to studying, all residents are expected to conduct their personal activities in a manner which does not infringe upon the rights of any other resident. This includes playing music in a loud manner and hosting parties. College Square is NOT the place to host a big party. The following hours are considered absolute "quiet hours" and must be observed by all residents.
Sunday-Thursday 10:00 PM - 9:00 AM
Friday-Saturday Midnight - 9:00 AM
Residents are encouraged to work out noise problems by first talking with the resident causing the problem. If he or she does not cooperate, then please file a noise complaint with the Auburn Police department. Noise complaints brought to the attention of the Condo Association Management will be reported to the unit owners\parents of the residents causing the problems. Anytime the Condo Management staff is called to the complex by the Police because of a disturbance, owners of the unit will be notified at that time, regardless of the time of day or night. How do you know if you're too loud? If your next door neighbor can hear your stereo, TV, or party, you're too loud! Remember, all residents' are entitled to the "quiet enjoyment" of the premises.
Parking at College Square requires a parking permit and residents must park in their assigned spaces. All violators will be towed at the owners expense. There will be no exceptions.
You can report a parking violation, anytime 24 hours a 7 days a week by simply calling H.D.K. at office: 334-877-6815 or mobile: 334-704-5015 and a tow truck will be dispatched to have the vehicle removed from the premises.
Only propane gas and electric grills are permitted on the condo grounds.
Sparks or coals from a charcoal grill caused a fire and badly damaged one of the condo units in 2003. Respecting the fire hazard cause by improperly disposing of charcoal and the use of charcoal grills, the College Square rules and regulations were modified so that charcoal grills are no longer allowed anywhere on the College Square grounds.
All charcoal grills found on the College Square grounds will immediately be removed and disposed of without further notice to any resident. Only propane gas and electric grills are permitted.
NOTE: Cleaning charges will be assessed to residents for grease drippings on the concrete and for smoke damage to ceilings so please be careful even with approved grills!
Bicycles are not allowed to be chained to the front of the buildings.
Nothing may be attached to the any building or stairwell, including signs, wires, tarps, or clotheslines. Bicycles can only be chained or attached to the building in the rear of the condo. All bicycles found chained to the front of any building or stairwell on the College Square grounds will immediately be removed and disposed of without further notice to any resident.
Water leaks in any unit are very serious and should be dealt with immediately. Water leaks have caused serious damage to units as well as units adjacent to leaks. The owner of the unit with the leak is responsible for all damage that is caused to their unit as well as any adjacent units.
1. If you observe a water leak in your complex, find the source of the leak (i.e., ice maker, washer, commode, sink, air conditioner drain etc.) and turn off the water at the source. If the source is an air conditioner, turn it off. If you are unsure of the origin of the leak and you do not know what to do, call Ray Huff at Auburn Reality 887-8777 immediately. If he can not be reached don't be shy, leave word it is an emergency and you need to have someone investigate immediately.
2. If the leak is substantial, and you are in an upper unit, check with your neighbors below to see if they have received any damage. If you are in a down stairs unit, you should also check with your next door neighbors for any damage.
3. If you have identified a leak coming from one of your neighbors, contact them immediately to inform them of a potential problem. Again, If you are unsure of the origin of the leak and you do not know what to do, call Ray Huff at Auburn Reality 887-8777 immediately. The sooner a leak is stopped the less damage will be incurred.
